The 55+ neighborhood has year round landscape maintenance for the entire lot included with the HOA dues (dues range between $120-132/month depending on lot location). The backyard has a stone privacy wall between neighboring properties. Floor plans range between 1400-1650 SqFt with 2-3 Bed and 2 Bath and the affordable prices start at $325k.

Dallas, Oregon has a small town rural feeling, with a population around 17k. It hold the county seat for Polk County, and has lots of history. There is plenty to do around the area, from dozens of wineries, golf courses, and to an indoor water park. Your centrally located, with an hour drive to the coast or to Portland and 20 minutes from downtown Salem. Members of Salem Health Clinic can visit the Dallas campus.

What is Eden Gleann?

Eden Gleann is a Planned Unit Development and HOA new construction neighborhood in Dallas, Oregon that is primarily for residents who are 55 years of age and older.

Where is Eden Gleann located, in The Dalles?

Eden Gleann is located within City limits of Dallas, Oregon (not Dallas, Texas) please see the map above to view the area.

Is Eden Gleann part of Ceres Gleann?

No, Eden Gleann is not a part of, nor an extension of, Ceres Gleann.

If I buy in Eden Gleann will I have access to the clubhouse and facilities in Ceres Gleann?

No, Ceres Gleann is a separate entity that does not share amenities with Eden Gleann. 

How are Eden Gleann and Ceres Gleann different?

While it is anticipated the overall look of Eden Gleann and Ceres Gleann will be very similar there are two major distinctions. Eden Gleann, unlike Ceres Gleann, is administered by a professional management committee. In addition, Eden Gleann is founded upon a principle of utilizing “community-based” amenities for the residents to participate in rather than Home Owners Association provided amenities.

Does Eden Gleann have a Home Owner’s association?

What are the HOA dues? What do they cover?

At present, corner lots in Eden Gleann have a monthly assessment of $132 while  interior lots have a monthly assessment of $120. The funds primarily are utilized for the landscape maintenance for all properties plus an amount for insurance and to pay for the management company that administers the neighborhood.

Are there HOA-owned amenities or developments in Eden Gleann?

No. At some point in the future a relatively small parcel of land that cannot be developed currently will be vested in the Home Owners Association but any potential development will be dependent upon the Home Owners Association.

What does it mean that Eden Gleann is built around community-based amenities rather than HOA owned amenities?

Rather than require all home owners living within Eden Gleann to financially support the development and maintenance of amenities or structures within the neighborhood, Eden Gleann has sought to keep financial demands upon home owners to be relatively minimal. The City of Dallas, Oregon and the surrounding area have, and are still developing, very fine opportunities for Eden Gleann residents to participate in those amenities of their choosing without the home owners in Eden Gleann having to pay for them. The list of amenities available within Dallas and the surrounding community include, but are not limited to, the Dallas Aquatic Center, City pickle ball court and club, new Senior Center, three golf courses, a number of wineries, and the cultural and athletic events at local schools and Western Oregon University.

How many homes will there be in Eden Gleann?

Eden Gleann will eventually include 56 detached, single family homes on their own lots.

How many floor plans are there currently for Eden Gleann? And what are their price ranges?

There are currently five distinct floor plans designed for the lots in Eden Gleann. House plans may be viewed at www.barberryneighborhood.com/eden-gleann/. You will also see all the homes currently available for purchase.

Can I choose my floor plan, lot and features?

Usually Fowler Homes pre-determines which floor plan is going to be constructed on a particular lot, but it never hurts to ask!

Also, a buyer may select from a wide variety of amenities and finishes that will be built in the home on its corresponding lot if an offer is presented early enough in construction or prior to construction.

Do I need a construction loan to purchase a home in Eden Gleann?

No! The homes are constructed by the builder and sold as a complete home.

Can I choose my own flooring / finishes?

Depending on the phase of construction of the home in which your offer is presented, requests may be accommodated. 

How much does landscaping cost?

Full front and back yard landscaping is included with the sale of every home in Eden Gleann, and the HOA is responsible for regularly maintaining all landscaping. 

What if I want a fence?

Fowler Homes is offering 3 options for fencing in the development: split face stone wall, wrought iron fencing, and black vinyl coated chain link fencing with privacy slats, priced per linear foot. 

Is there RV Parking at Eden Gleann?

At this time, there is no plan to accommodate RV parking within the development, but there are storage facilities in the area that may be able to accommodate your needs! 

How long until homes in the back (East end of Academy Street) are available?

At this point the builder is constructing homes on the west end of the development, and will be building to the east, as homes sell. We cannot predict a timeframe where a specific home on a specific lot will be available because most of the development’s lots have not been formally created yet. 

How much will property taxes be?

While we cannot predict exact tax amounts for an individual property, taxes are normally assessed by Polk County at a millage rate of approximately $14.05 per $1,000 of assessed value.

How can I view the homes in Eden Gleann?
